Land search, full: Hong Kong
A full land search returns the historical and current particulars of a property from the Land Registry's land register. It lists every memorial registered against the property from the grant of the government lease: each assignment, mortgage, discharge, agreement for sale and purchase, deed of mutual covenant, building order, court order and other instrument, with its memorial number, date of registration, parties and, where stated, consideration. Instruments that have been discharged or superseded remain on the register as history.
Litigators and insolvency practitioners order it to trace how a property changed hands and when charges were created and released. Lenders order it where the title is unusual or the current search raises a question. Compliance teams order it in enhanced due diligence on source of wealth, where the history of a customer's property holdings is part of the file. Conveyancers use it to check the chain of title.

When is a full search needed instead of a current one?
When the history matters: tracing previous owners, dating when a charge was created or released, checking a chain of title, or evidencing source of wealth. For a current owner and current charges, the current search is enough.

To the grant of the government lease for the lot, as far as the Land Registry's register records it.
